Any interest rate, target return or timeline described in investment documentation is a target, not a promise. Actual results depend on how each project performs.

Illiquidity

These investments cannot usually be sold or redeemed early. There is no recognised market for them, so you should expect your money to be committed for the full term of the investment, or longer.

Borrower and project risk

A developer or borrower may be late, may not complete a project, or may not repay in full. Construction costs, planning decisions, contractor issues or a weaker sales market can delay or reduce returns.

Security risk

Where an investment is secured, the security may include first- or second-ranking legal charges, depending on the transaction. Enforcing security can take time and cost money, and the value recovered may be less than the amount owed. Second-ranking security is repaid only after first-ranking lenders.

Market, currency and concentration risk

Property values in the UK and Portugal can fall. Investments in euros expose investors who think in pounds or dollars to exchange-rate movements. Each investment usually depends on a single project, so it is not diversified.

Tax, legal and regulatory change

Changes to tax, planning, immigration (including the Portugal Golden Visa) or financial rules may affect the value of an investment or its expected benefits.
